Our long-term clients include a converted Victorian maltings building in Colchester which we started managing in 2014. The last management company had ongoing problems with subsidence and had not properly managed the shared, and quite complicated, heating system. The conversion was full of character, but expensive and expensive and complicated to run.

We engaged with companies that appreciated the age of these Essex buildings and understood the challenges of the clay soils. Over time, we resolved the heating and subsidence monitoring issues, which, in most case, were the result of the poor conversion work done originally. We managed to achieve this in a year and a half and now the residents are also satisfied with the service charges which is in line with the operational costs.

Another example is a 1970s building in Chelmsford that was under our care since 2017. The agents who were there before us were not very attentive and due to this, the communal corridors, the car park had ongoing issues, and many residents were thinking of leaving. We managed to repair the car park with new surfacing, improved the entrance corridors of the building, and upgraded the failing door entry system. Property values in this building are now quite high.

Not directly related to Essex, we had a tricky mixed-use development project near Braintree, which is a big town south of London and west of Essex. The building had a few pesky water ingress issues that came to life during a couple of rounds of nasty weather. On a different note, there also seemed to be a somewhat unresolved tension between the commercial and residential leaseholders. This was not exactly the easiest project we had tackled, but we managed to make stern progress through the claims and worked as a go between the different parties. The building is now weatherproof, and the different communities get along a lot better, with the tension between the two being nonexistent.
